Denver's First Modular Apartment Complex Offers Fast, Affordable Housing

A new apartment complex near Denver’s Santa Fe Art District is under construction using modular technology. The project, led by Blue Room Housing, aims to tackle the city’s affordable housing shortage with faster and more cost-effective building methods. Minyoung Sohn, founder of Blue Room Housing, has set out to address the affordable housing crisis with a systemic approach. The group’s first project will deliver over 50 affordable homes, built in just six months. This rapid timeline is possible because modular construction cuts building time compared to traditional methods.

The development group plans to lower rents to between $200 and $300 per month per unit in the long term. Blue Room Housing also intends to refine its methods over time, making modular housing cheaper, faster, and of higher quality. The goal is to create a repeatable framework for similar projects across Denver and Colorado.

A recent report by the National Multifamily Housing Council highlights the urgency of the issue. It estimates that solving the Denver metro area’s affordable housing deficit could take up to 93 years at the current pace. The modular apartment complex will be finished in six months, with residents moving in shortly after. The project demonstrates how new construction techniques could help speed up solutions to Denver’s housing challenges. Future developments may follow this model to reduce costs and build homes more efficiently.
